MOUNT PEARL DEVELOPMENT REGULATIONS 2010 AMENDMENT NO. 68, 2019
(PROPOSED 165-179 COMMONWEALTH AVENUE REZONING AMENDMENT)
City Council adopted the Mount Pearl Municipal Plan 2010 Amendment No. 22, 2019 and
the Mount Pearl Development Regulations 2010 Amendment No. 68, 2019 on July 23,
2019. The purpose of the amendment is to provide Council with the authority to consider an
application for a proposed small commercial building for the property located at 165-179
In order to accommodate the proposed development, mapping amendments are required to
the Municipal Plan and Development Regulations, which, if amended, would include, for a
portion of the area of land located at 165-179 Commonwealth Avenue, the re-designation
from Conservation (CON) to Mixed Use and the rezoning from Conservation (CON) to
Commercial – Mixed (CM), to allow for the commercial development of approximately 0.59
acres of land and a portion of the parcel to remain zoned Conservation (CON) to
accommodate the protection of Flynn’s Brook.
A Public Hearing to consider feedback on these amendments will be held at 7:00 pm on
Wednesday, August 14, 2019 in the Sir James Pearl Room at Mount Pearl City Hall, 3
Anyone wishing to provide feedback at the Public Hearing shall submit two (2) copies of a
signed written statement outlining the objection or representation no later than 4:00 pm,
Monday, August 12, 2019. Written responses will form part of the public record. If you do
not wish your name attributed to your statement, please advise the City.
The adopted Mount Pearl Municipal Plan 2010 and Mount Pearl Development Regulations
2010 proposed amendments may be viewed during normal business hours at City Hall.
